Will you be listing my home on the MLS or actually buying it?

Do I need to make any repairs before selling?

How do you determine the price you offer on my home?

We look at four things: the property's location, its current condition, the repairs it needs to become market-ready, and what comparable homes nearby have actually sold for recently. We then work backward from the likely resale value, subtracting renovation cost and our margin. We will walk you through that math before you decide — you should understand how we got to the number.

Are there any fees or commissions to work with you?

None. There are no fees and no commissions when you sell to us, and we typically cover the closing costs as well. We make our money by taking on the renovation and resale risk after we buy, not by charging you. What we offer is what you walk away with at closing.

How are you different from a real estate agent?

An agent is a middleman who lists your property and looks for a buyer, which in current market conditions usually takes a couple of months and costs 5–6% of the sale price in commission. That is the right choice for plenty of sellers. We are not a middleman — we are the buyer. We decide within days using our own capital and take on the repairs and resale ourselves. Is there any obligation when I submit my information?

None at all. We take a look at the property, sometimes follow up with a short call for details, and present an offer. Whether you accept is entirely your decision. We will not pressure you and we will not hound you with follow-up calls if the answer is no.

How fast can you actually close?

As few as 7 days from accepting the offer, because we are not waiting on a lender to approve anyone's mortgage. Closing happens at a local title company. If you need more time, we work on your schedule instead — plenty of our sellers pick a date 30, 60, or 90 days out.

Do you buy houses that still have a mortgage on them?

Yes, and most of the houses we buy do. The remaining loan balance is simply paid off out of the sale proceeds at closing, exactly as it would be in a traditional sale. You only need to bring money to closing if you owe more than the house is worth, which is uncommon but does happen — and if that is your situation, tell us early so we can look at the options.

Can you buy a house that is in probate or was inherited?

Yes. Inherited and probate properties are one of the most common situations we deal with. Depending on how the estate was set up, a sale may need to wait for a personal representative to be appointed, which in Oklahoma typically happens a few weeks after the probate is filed. We can usually work in parallel with that process so the sale closes shortly after the court grants authority. Talk to a probate attorney about your specific estate.

Will you buy a house with tenants still living in it?

Yes, including tenants who are behind on rent. You do not need to evict anyone or get the property vacant before selling to us. We take on the existing lease and the tenant situation at closing.

What if my house has a lien, back taxes, or a judgment against it?

Very common and usually solvable. The title company will find these during the title search, and payoffs typically come out of the sale proceeds at closing rather than out of your pocket. Tell us what you know about upfront so there are no surprises late in the process.

Do I have to pay closing costs?

Typically no — we cover them. In Oklahoma a sale also involves a documentary stamp tax of $0.75 per $500 of the sale price plus county recording fees. Who pays those is a matter of the purchase contract, and in our offers we generally handle them. Your closing statement will show every line item before you sign.

What kinds of properties do you buy?

Single-family houses, duplexes and small multi-family, townhouses, condos, and occasionally vacant land or mobile homes on owned land. Condition does not matter — we buy houses that need roofs, foundation work, full gut renovations, or nothing at all.

Are there houses you will not buy?
